Much of the day-to-day work done by Boggs Inspection Services involves ensuring a home buyer’s dream house isn’t going to end up a money-pit due to needed repairs. From foundation inspection and roof review to water heaters and electrical outlets, the inspectors at Boggs make sure a home is in good shape from top to bottom, providing solid advice when things aren’t quite right.

However, hundreds of real estate transactions in the area do not involve the purchase of a residential home. Commercial real estate sales are on the rise and just like a family home, each property must be inspected prior to closing. While Boggs’ team is top-notch, they know that complex commercial electrical systems require an expert eye. In these situations, Boggs calls in electrical expert Patrick Thoren, owner of Thoren Electric, LLC.

Patrick Thoren grew up in Cheney, near Spokane, and settled in Olympia in 1993. His family is full of electricians and he says, “I followed in their footsteps, really, when choosing my career.” Thoren spent four years completing the rigorous IEC (Independent Electrical Contractors) apprenticeship program, which includes over 200 classroom hours and 8,000 on-the-job training hours. Upon completion, Thoren’s high level of training put him in high demand among local electrical contracting businesses.

Thoren began work as a journeyman foreman for an area contractor, specializing in commercial construction. “I worked in schools, city hall, banks and warehouses — pretty much any and all types of commercial buildings,” Thoren explains.

In November 2009, Thoren launched his own business, Thoren Electric. “It wasn’t the best timing,” he says. However, despite starting his business at the start of an economic depression, Thoren’s skills, experience and reputation saw him through the lean times and business has picked up significantly in the last few years.

Patrick loves nothing more than being home with his 3 kids and exploring the outdoors (sometimes on a backhoe) with them.

“I now do about half-and-half, commercial and residential,” he says, noting that commercial work increases in the summer months. With an extensive background in the unique electrical systems and codes used in commercial buildings, Thoren has become a valued partner for the Boggs Inspection Services team.

“I met Dwayne Boggs initially at a Gateway Rotary Club meeting. We are both hunters and made a connection talking about our dogs and hunting trips,” Thoren recalls. After an exchange of business cards, Thoren started receiving referrals from Boggs.

“Dwayne started referring me to do electrical jobs following inspections he’d performed. These were mostly residential,” he explains. These jobs typically included upgrading electrical panels, adding GFCI outlets, and smaller code related issues. “It’s a great relationship, as it often leads into a customer situation where I return to help the homeowner down the road,” says Thoren.

Knowing Thoren’s knowledge of and experience with commercial electrical systems, Bogg’s asked Thoren to assist during the actual inspection process. “I’ll walk through a building with Dwayne, working together to inspect more complex commercial buildings and will include my findings in his reports to the buyer,” Thoren says. Working side by side, the inspectors on the Boggs team learn more about the common wiring layouts and unique code requirements in commercial buildings. The partnership also gives buyers valuable peace of mind that their significant real-estate investment has been thoroughly inspected by an industry professional.

“Working with Boggs Inspection Services is great,” says Thoren. “[Dwayne] is great about getting information to me about a job and gives me good lead-time to schedule an inspection.” As a bonus, the two have become friends and the combined commercial inspections allow them the opportunity to spend a little time together and rehash their latest hunting adventures.

Despite his busy schedule at Thoren Electric, Thoren makes plenty of time to be with his wife, Kerry, and their three young children. Thoren shares that Kerry “holds down the home front,” and is an integral piece of the business, taking care of the books and customer service from their home office.

When he’s not working, Thoren loves nothing more than being a dad to his kids, playing in the yard and spending time outdoors with his family. And, of course, slipping in as many hunting trips as he can.
